BUILDS & REWIRES rewires, extensions, new builds and consumer unit upgrades in South Devon
Extensions, rewires and new builds, planned right.

What it is
A build, extension or rewire is the best moment to get your electrics right: cable routes hidden, a fuse board sized for the future, lighting that works with how rooms are used, and space for solar, batteries and EV charging without chasing walls later.
We work with homeowners, builders, architects, developers and holiday-let owners across South Devon, and keep communication clear: you know what’s happening at first fix, what needs deciding before plaster, and what certificate you get at the end.
We wire extensions, rewires and new builds across Ivybridge, Plymouth, the South Hams and South Devon, working alongside local builders and architects.
Who it suits
- Extensions and loft or garage conversions
- Older homes needing a full or partial rewire
- Homes needing a fuse board (consumer unit) upgrade
- New builds and self-builds
- Barn conversions and character properties
- Builders, architects and developers
Extensions
Extensions and conversions
An extension usually means new circuits, more sockets and lighting, and often more load on your existing fuse board.
What’s involved
We plan the new circuits, sockets, lighting and any heating or kitchen loads with you, check your existing board and supply can take them, and fit everything in stages with your builder: first fix before plastering, second fix once the walls are finished.
Is my fuse board up to it?
New circuits need space and the right protection on your fuse board. If the existing board can’t take them, or doesn’t meet current regulations, we’ll explain the options, including a consumer unit upgrade.
Kitchen-diners and open-plan spaces
We plan circuits so high loads such as ovens, hobs and appliances don’t clash with lighting, and agree dimming and lighting controls before second fix.
Rewires
Full and partial rewires
Older wiring, rubber or fabric cables, no earth on lighting circuits or a poor EICR are all signs a rewire may be due.
Full or partial?
We do both. A partial rewire still has to leave a safe, coherent installation, and we’ll tell you honestly if a partial approach isn’t enough.
Keeping disruption down
A rewire does mean some disruption, but we plan the work in stages where we can, lift floors and chase walls carefully, put dust sheets down and clean as we go. We’ll explain how long each stage takes and what you’ll need to move.
Stone walls and character homes
Devon homes often mix thick stone walls and limited voids with modern expectations. We plan routes carefully, use surface containment where the building fabric needs protecting, and talk honestly about what hidden wiring will involve.
Testing first
Not sure if you need a rewire? An EICR tells you the condition of your existing wiring before you decide. See EICR testing.
New builds
New builds and self-builds
Get us involved early, ideally while the drawings are still flexible. Input before you start avoids expensive changes after plastering.
From drawings to handover
Design: we review drawings, agree socket and lighting layouts and talk about future loads such as induction hobs, heat pumps, EV charging and workshops. First fix: containment and cables before plasterboard. Second fix: sockets, switches, lights and devices. Commissioning: we test, certify and show you the board and any smart systems.
Working with your architect and builder
We install to agreed drawings and specifications, flag any regulation or practical conflicts early, and fit into your builder’s programme. Our office team keeps scheduling proactive so we turn up when promised.
Planning in solar, batteries and EV charging
If solar, a battery or an EV charger is on the wish list, tell us before first fix. Cable routes, inverter and battery locations, board space and ducting are far easier to include now than later. Even a “solar-ready” first fix is worth discussing. See EV chargers.
Holiday lets and rentals
If the finished building will be let, we design the installation to be easy to inspect and maintain: labelled boards, accessible junctions and documentation for whoever manages changeovers.
Typical prices
What a rewire typically costs
Included: Stripping out the old wiring, new cabling, standard white sockets and switches, a new consumer unit, testing, your Electrical Installation Certificate and building control notification.
Not included: Making good, plastering and decorating are not included. Stone or cob walls, earthing upgrades and outbuildings cost extra.
Extensions and new builds: every project is different, so we quote after a survey or after seeing your drawings.
All prices are exclusive of VAT.
Prices are a guide and subject to a site survey, or photos you send us, so we can give you an accurate quote.
Quotes are always free. Send us a few photos and we can usually give you a reasonably accurate quote without a visit, so there’s no need to take time off work or wait in for us.
How it works
Four simple steps
- 1
Talk it through
Send us drawings or a brief, or call, and we’ll discuss the project.
- 2
Survey and estimate
We look at the plans or the property and send a clear estimate, usually within 5 working days. The price you agree is the price you pay.
- 3
First and second fix
Cables in before plaster, then accessories and lights once the walls are finished, in step with your builder.
- 4
Test, certify and hand over
Full testing, your Electrical Installation Certificate and Part P notification, then a follow-up call to check you’re happy.
Rules & regulations
In plain English
A simple overview to help you plan. We check the details for your property at survey.
BS 7671 – the wiring regulations
Every installation is designed, installed and tested to the UK wiring regulations.
Part P and Building Control
New circuits, rewires and new installations in homes must be notified. As NICEIC-registered installers we notify the work for you and you receive the certificate.
Your Electrical Installation Certificate
At the end of the job you get an Electrical Installation Certificate. Keep it safe; your building control officer, buyer or insurer may ask for it.
FAQs
Common questions
Should we involve an electrician early in a new build?
Yes, as early as you can! Ideally while the drawings are still flexible, because input before you start avoids costly changes after plastering.
Can you work to our architect’s specification?
Yes, we can! We install to agreed drawings and flag any regulation or practical conflicts early.
Do you do partial rewires as well as full ones?
Yes, we do both! A partial rewire must still leave a safe, coherent installation, and we’ll tell you honestly if it isn’t enough.
Can solar be added after the build?
Yes, it can, but it’s easier if it’s planned in! A solar-ready and battery-ready first fix makes adding them later much simpler.
Will you handle Part P notification?
Yes, we will! As NICEIC-registered installers we notify the work and hand over your certificate at the end.
Can you upgrade our fuse board as part of the work?
Yes, we can! If your existing consumer unit can’t take the new circuits or doesn’t meet current regulations, we’ll explain the options, fit a new one to BS 7671, test every circuit and certify the work.
